Permits
Permits
The five questions we are asked most. The Permit help page answers eleven, in more detail.
All eleven permit answersDo I need a permit for my shed, garage or carport?
In Victoria, a building permit is required for any structure over 10 square metres, and that includes open carports and replacements of existing sheds. Under 10 square metres, you generally do not need a building permit as long as the shed is no taller than 2.4 metres and is not in front of your house. Most garden sheds fall under that line.
How long does a permit take?
A standard building permit usually takes 1 to 2 weeks once all documents are in, meaning your signed contract and the engineering. If your property needs a planning permit as well, that runs through your council and depends on the council and the complexity of the case. 1 to 3 months is standard and it can be much longer. No one can guarantee a council’s timing.
Does Shed Bonanza help with the permit?
We assist you through the whole thing. For garages, carports, barns and farm sheds the Shed Bonanza permit team prepares the site plan, title search and engineering drawings, and coordinates the private building surveyor who assesses and issues your permit. Garden sheds are the exception, they usually do not need a permit and permit assistance does not apply to them.
Can I pour my concrete slab before the permit is issued?
No, and this one matters. Nothing can be poured until the permit is issued and the building surveyor has inspected and approved the footings. Your concreter can set up the formwork, but must not pour. A slab poured early risks being non-compliant, and the finished floor level has to match the approved drawings.
I’m replacing an old shed like for like. Do I still need a permit?
Yes, if the new shed is over 10 square metres, a building permit is required even when something already stands on the site. The old concrete usually cannot simply be reused for a permitted build either. Depending on the situation it may need new footings or an engineer’s certification, and our team will advise what applies to yours.
Do I need a planning permit as well as a building permit?
Sometimes. A planning permit is your council’s permission for the use of the land, and if one is needed it has to be obtained before a building permit can be issued, though both applications can be made at the same time. Having a planning permit does not remove the need for a building permit. Tell us about your block when you request a quote and we will flag whether it is likely to apply.

What a quote covers, and what we need from you to do one properly.
How much does a steel garage cost in Victoria?
It varies widely with size, roof style, cladding, doors, windows, extra features, and whether a concrete base and installation are included. Rather than a one-size-fits-all price, we put together a detailed proposal tailored to your needs and your property. Request a quote and our team will walk you through everything.
Do you deliver to my area?
We deliver across Victoria and the NSW border region on regular runs, and by arrangement to Sydney, Newcastle, Wollongong and south-east Queensland. Check your suburb on our delivery areas page, or put your address into the quote form and it will tell you straight away. If we cannot help, we will say so rather than waste your time.
Can you build something custom?
Yes. We can help most people with what they are after. The best bet is to send us a drawing of what you have in mind when you request your quote, and we will come back with a written proposal.
What colours can I choose from?
The full COLORBOND® steel colour range, on the roof, the walls, the trims and the doors, and you can mix them. The 3D designer lets you try combinations before you commit, and our showrooms have the physical colour chips, which is a very different thing to a screen.
Can someone come and look at my site?
Yes. We offer a site inspection for a fixed fee, and it is worth it when access is tight, the ground falls away, or you are not sure the building will sit where you think it will. For garden sheds we visit the Melbourne metro area, within about 70 km of the CBD, and call you with the outcome and the best shed to suit. Ask us about it when you request your quote.
How long will it take?
That depends on the size of the build, your council, and your site. Engineering and the permit come first, then manufacture, and the delivery team confirms the delivery date with you.
Building it
Building it
Kit, builders, engineering, and what happens to the old shed.
Do you install the shed, or just supply it?
We sell the kit, engineered for your block, and a permit team with decades of experience and knowledge to assist you. What happens next is up to you. For garden sheds we offer supply-only or the full job, including the slab and installation, and plenty of customers assemble them themselves. For garages, carports, barns and larger sheds, you can build it yourself as an owner-builder, or we can arrange a registered builder we have worked with for years to take on the whole build, and a concreter for the slab. You engage and pay them directly, so you stay in control.
Can I build it myself?
Yes. Plenty of our customers do. Plenty would rather not, and we can arrange a registered builder we have worked with for years to take on the whole build, and a concreter for the slab. If you are an owner-builder, we can introduce builders and installers we have worked with for years. You engage them directly, so you stay in control.
Do I need to be an owner-builder or use a registered builder?
If the value of the building work is over $20,000, Victoria requires either an owner-builder certificate of consent from the Building and Plumbing Commission or a registered builder. The Shed Bonanza team walks you through which path fits your project.
Is the building engineered for my site?
Yes. Every kit is engineered to Australian standards for your site, including your local wind and snow ratings. That is part of why the quote is tailored to your site rather than pulled off a generic table.
Do you remove my old shed or garage first?
Not ourselves, but the builders we refer you to do this all the time. Ask for it when you request your quote so removal is priced in from the start, rather than becoming a surprise on the week your new one is due.
Garden sheds
Garden sheds
The small ones work differently, so they get their own answers.
Do I need a permit for a garden shed?
Usually not. Under 10 square metres, no taller than 2.4 metres and not in front of the house, no building permit is needed, and most garden sheds fit that. Permit assistance does not apply to garden sheds.
Can I put a garden shed up myself?
Yes. Our garden sheds come as pre-assembled panels, not hundreds of pieces, and most take a few hours for two people. Because some wall panels are as large as 3.74 by 2.2 metres, we recommend having it delivered rather than collecting it.
Do you only have set sizes?
We have a large range of set sizes, and if none of them matches your space we can make a garden shed to suit.
Can you do the whole job, slab and all?
Yes. We deliver, install, and can pour a concrete infill slab for your garden shed. If the site needs levelling first, we can refer you to a contractor, because a garden shed needs a flat, level base.
Is there an option other than a concrete base?
Yes, a timber floor. It is made to the size of your shed, keeps your things off the ground, reduces moisture inside, and suits hard-to-reach sites. It is also the right choice if you might move and want to take the shed with you.
