Permit help
Shed permits, minus the headache.
Most sheds and garages in Victoria need a building permit, and chasing one yourself is nobody’s idea of fun. When you buy a garage, carport, barn or farm shed from Shed Bonanza, our permit team can assist, with decades of experience and knowledge, and walks the process through with you, start to finish.
How it works
From deposit to sign-off, in five steps.
Honest version, no fine print. This is the same process our permit team explains on the phone every day.

Get your quote and design
You work out the shed with a Shed Bonanza consultant: size, doors, colours, position on the block. If we can see an obvious issue with your site, we will flag it up front.

Pay your deposit, permit help begins
Your deposit is calculated with your quote. From here the Shed Bonanza permit team, with decades of experience and knowledge, picks up the paperwork and you are introduced to the people looking after your file. If you would rather handle the permit yourself, tell us at this stage.

The permit team investigates and prepares
Site plan, title search, engineering drawings, and a private building surveyor appointed to your job. This is where anything unusual on your title or your block comes to light, because some restrictions can only be discovered once this search is done.

Permit issued, then slab and build
A standard building permit usually takes 1 to 2 weeks once your signed contract and engineering are in. Then the footings are inspected, the slab is poured, and your shed is delivered and built.

Final inspection and sign-off
After the build, a licensed plumber connects the downpipes to stormwater and the surveyor does the final inspection. Certificate issued, job done.

One rule saves more money than any other: do not pour your slab before the permit.
Concrete can only be poured after the permit is issued and the surveyor has inspected the footings. Your concreter can box up the formwork and be ready to go, but a slab poured early risks being non-compliant, and fixing concrete is expensive. We will tell you the moment it is safe to pour.
Tricky blocks welcome
Complicated site? That is a Tuesday for our permit team.
Every block is different, and some come with surprises that only show up once the title search is done. We will flag anything obvious before you commit, and if your permit somehow proves impossible to get, your money comes back minus what was already spent on the investigation, such as council fees and reports.
Want eyes on your site before the build? Shed Bonanza offers a paid site inspection, depending on your location. Ask us when you enquire.
- Sheds on or near the boundary

- Easements down the side
- Covenants and title restrictions

We deal with all of these every week. Bring us the block you have, not the block you wish you had.
FAQ
Permit questions, answered straight
Cannot see yours? Ask us when you request a quote, or just call. You will get a real answer from someone who has done it before.
Do I need a permit for my shed, garage or carport?
In Victoria, a building permit is required for any structure over 10 square metres, and that includes open carports and replacements of existing sheds. Under 10 square metres, you generally do not need a building permit as long as the shed is no taller than 2.4 metres and is not in front of your house. Most garden sheds fall under that line.
How long does a permit take?
A standard building permit usually takes 1 to 2 weeks once all documents are in, meaning your signed contract and the engineering. If your property needs a planning permit as well, that runs through your council and depends on the council and the complexity of the case. 1 to 3 months is standard and it can be much longer. No one can guarantee a council’s timing.
Does Shed Bonanza help with the permit?
We assist you through the whole thing. For garages, carports, barns and farm sheds the Shed Bonanza permit team prepares the site plan, title search and engineering drawings, and coordinates the private building surveyor who assesses and issues your permit. Garden sheds are the exception, they usually do not need a permit and permit assistance does not apply to them.
Can I pour my concrete slab before the permit is issued?
No, and this one matters. Nothing can be poured until the permit is issued and the building surveyor has inspected and approved the footings. Your concreter can set up the formwork, but must not pour. A slab poured early risks being non-compliant, and the finished floor level has to match the approved drawings.
What inspections will there be?
Two. A footing inspection before any concrete is poured, and a final inspection after the shed is built and a licensed plumber has connected the downpipes to stormwater. Both are booked with the private building surveyor named on your permit, and we help you through it.
Can I build over an easement?
It is best avoided. Building over an easement needs approval from both the council and the water authority, which can trigger extra applications, council fees, consent fees and potentially custom engineering. It adds time and money and approval is not guaranteed. Shed Bonanza can help if there is no other option, but moving the shed clear of the easement is almost always the better path.
I’m replacing an old shed like for like. Do I still need a permit?
Yes. If the new shed is over 10 square metres, a building permit is required even when something already stands on the site. The old concrete usually cannot simply be reused for a permitted build either. Depending on the situation it may need new footings or an engineer’s certification, and our team will advise what applies to yours.
Can I change my shed after the permit is lodged?
You can, but changes at that stage mean amended drawings, sometimes fresh engineering, and an amendment to the permit. That costs money and adds delay, so the golden rule is to check everything, size, position, doors and colours, before it goes in.
How long is my permit valid?
Work should start within about a year of the permit being issued or it can lapse. Our team keeps your job moving so this rarely becomes an issue.
What if the permit turns out to be impossible?
It is rare, but if the assessment shows your permit cannot be obtained, your money is returned minus what was already spent on the investigation, such as council fees, reports and the admin work done.
Do I need to be an owner-builder or use a registered builder?
If the value of the building work is over $20,000, Victoria requires either an owner-builder certificate of consent from the Building and Plumbing Commission or a registered builder. The Shed Bonanza team walks you through which path fits your project.
